A strata inspection report is the report in which all the financial matters about the building, management matters and also about the past known building problems and anybody corporate etc are mentioned. Also the strata report will have the record for any major works that had planned or if anything that is special levies been placed on the owners.

Questions that need to be answered are as under:
  • Is the special levy is payable?
  • Are there any major works that are being planned or taken currently?
  • How much is the budget levies and when they are due?
  • Current funds that is available in the body corporate accounts
  • Are there any defects that are known?
  • Any current insurance policy and up to what value?
  • Any compensation insurance for workers?

It is always said that the building and pest inspection should be performed with a strata inspection because the defects exist to the building that are not known to the body corporate or to the strata manager.
